Residential Development for Cowley Hill, St Helens
A brownfield site redevelopment for a mix of residential homes and associated infrastructure to create a new urban community for the town, key to its regeneration.
The site extends to 104 acres, a mile North West of St. Helens Town Centre almost adjacent to the A580 with great access to Liverpool and Manchester. It is the largest brownfield allocation within St. Helens Borough Council’s Local Development Plan.
Remediation specialist BXB Ltd. has purchased the site and is undertaking large scale remedial work there. It has asked Brock Carmichael to work on masterplanning, architectural and urban design for the site with phased delivery of 1,200 homes and up to 4,700 sqm of leisure, commercial and retail space including a 100 bed hotel.
Housing is to be a mix of 2, 3 and 4 bedroom detached, semi and town houses, with 2 or 3 storey apartments for sale and rent at key gateway locations within the development.
The site also allows for a high number of connected green spaces, pedestrian links and greenways to connect to Victoria Park and makes provision for areas of wildlife and water habitats.
The plans overcome a multitude of topographical challenges and have involved two public consultations. Feedback from these consultations and from other stakeholders have been worked into the plans currently being considered by St. Helens Borough Council.
