No.1 KINGS is a 28-storey residential tower located at the junction of Waterloo Road and Galton Street on Liverpool’s northern waterfront. The development forms the first phase of the wider £1 billion KINGS masterplan, a major regeneration project set to transform the former King Edward Industrial Estate into a new mixed-use city quarter.
Designed by Brock Carmichael and delivered by Beetham Davos, the building will provide 255 one-, two- and three-bedroom apartments within a 250,000 sq ft development. Planning consent was granted in February 2026, establishing the project as the first visible step in the long-term redevelopment of this strategically important waterfront site.
The tower has been designed with a clear tripartite architectural composition, articulated as base, middle and crown. This approach creates a balanced vertical expression while maintaining a slender and legible form within Liverpool’s emerging northern waterfront skyline.
Its height and massing respond carefully to the surrounding context, sitting within the city’s growing tall building cluster near Princes Dock and mediating between existing towers and lower-scale neighbourhoods such as Ten Streets and Pumpfields. The design draws inspiration from Liverpool’s industrial dockland architecture, referencing historic materiality and fenestration patterns while delivering a contemporary residential building.
The development provides 127 one-bedroom apartments, 123 two-bedroom apartments and five three-bedroom homes, all designed to meet modern accessibility and space standards. All homes meet M4(2) accessibility requirements, with over 10% designed to M4(3) wheelchair-accessible standards.
Residents will benefit from a wide range of internal and external amenity spaces, including a gym, co-working areas, residents’ lounges and bookable social spaces. The building also features a large roof garden and social terraces offering panoramic views across Liverpool and the Mersey.
The project replaces a disused industrial site, including the former Bacchus Taverna, and introduces high-quality residential accommodation alongside active ground-floor commercial space. Public realm improvements and landscaping will enhance the surrounding streetscape while improving connectivity to nearby regeneration areas including Liverpool Waters, Pumpfields and Ten Streets.
As the pathfinder building within the KINGS masterplan, No.1 KINGS establishes the architectural and placemaking benchmark for the wider neighbourhood, which will eventually deliver thousands of homes alongside hotels, offices and leisure uses.
No.1 KINGS represents a significant milestone in Liverpool’s northern waterfront regeneration. By delivering high-quality homes, new public realm and a landmark building within the city’s growing tall building cluster, the project will act as the catalyst for the wider transformation of the KINGS neighbourhood and the continued expansion of Liverpool’s city centre.
