Martins Bank is the proposed refurbishment and reactivation of one of Liverpool’s most significant historic commercial buildings. Located on Water Street adjacent to Liverpool Town Hall, the Grade II* listed former bank was originally designed by Herbert James Rowse and opened in 1932. Empty since 2009, the 210,000 sq ft landmark is now set to be transformed into high-quality Grade A office space, bringing a prominent heritage asset back into active use.
Widely regarded as one of the finest interwar classical buildings in the country, Martins Bank is defined by its monumental stone façade, richly detailed interiors, and exceptional craftsmanship. Features including decorated cornices, marble finishes and grand banking hall spaces contribute to its enduring architectural value, while its historic role within Liverpool’s commercial core gives the building considerable civic significance.
The project centres on the careful restoration and modernisation of the building to deliver contemporary workspace within a historic envelope. Karrev’s ambition is not simply to preserve the building as a heritage object, but to return it to meaningful long-term use through a full top-to-bottom refurbishment. Previous enabling works, including strip-out and asbestos removal, have already been completed, allowing the next construction phase to begin once a contractor is appointed.
When complete, the scheme will provide Grade A office accommodation supported by upgraded amenities suited to modern occupier expectations. The wider vision is to create a commercially viable, long-term workplace destination that respects the building’s historic identity while ensuring it remains active, relevant, and competitive within Liverpool’s office market. Karrev has stated that work could begin as early as summer 2026, with a target opening in 2028.
