Minstead Avenue

This project brief called for the development of the former Simonswood Primary School site in Kirkby. This project was an extension of a smaller housing scheme, Quarry Brook, that had been completed by Brock Carmichael a few years earlier, and following the success of that scheme, and the acquisition of the school site, Brock Carmichael were approached to deliver a similar scheme on this new site.

The project saw the creation of 66 new homes, with 56 homes for affordable rent and 10 family homes for shared ownership to tackle affordability challenges and provide a route into home ownership for local first-time buyers.

The homes were designed to meet HCA Design and Quality Standards, Lifetime Homes Standard, and Secured by Design standards. The scheme was also designed to meet Code for Sustainable Homes level 3, and to provide a 10% carbon reduction over Part L.
